Growing flex space market offers luxury options in OKC

OKLAHOMA CITY — Flex space no longer is a solution only for startups and small businesses seeking a flexible workplace. The growing commercial real estate sector has just as much to offer on a personal level.
Classic car collectors who need secure storage and entrepreneurs whose home office has outgrown the home are among those finding these spaces are the solution.
Personal-use flex spaces go beyond the traditional storage unit or office space for rent. They give people ownership of a place comfortable enough to host a football watch party or baby shower.
Broadway Flex, a new luxury flex space development nearing completion at 7700 Broadway Extension, offers 40 units for purchase beginning at $445,000.
The standard unit is 1,950 square feet with a downstairs, mezzanine, 14-by-14-foot overhead door, walk-through door and epoxy flooring that can stand up to high-traffic entertaining or vehicles.
The industrial-modern units offer a flexible design that allows owners to tailor the space according to their preferences.
Seven units have been built out to include a kitchenette and full bathroom downstairs and a wet bar upstairs. Buyers of the other units can choose to have the same amenities installed or make their own plumbing improvements.
The demand for upscale storage options in Oklahoma City continues to rise, said Ashley McClain, senior vice president with Reign Capital Holdings, the primary investor in the project.
“Broadway Flex offers a unique blend of functionality, luxury and versatility,” McClain said. “Other flex spaces in the city are more bare bones with less details.”
The facility spans 85,000 square feet southeast of Wilshire Avenue and the Broadway Extension. McClain said the location was chosen for its proximity to Nichols Hills and other high-end residential areas.
